I have an excellent property under contract in Johnston County, NC. Loan needed to close is only $80,000. The property is 50 acres of land zoned to be sub-divided in 3 phases-with first phase improvements nearly complete. i.e road is paved, lots are approved for on site septic systems, water lines are in, as is electricity. Value of the property is $450,000. So Loan to value ratio is extremely low.

I do have interest in multi-family. But I have more experience in developing raw land and that is why I asked the question( I have done a couple of these that netted me over 600K total.

I'm mostly interested in forming one. But I would like to talk to you further about your own experience if you have formed one.

I'm very interested in real estate syndication and would love to talk with others who either have experience or are interested in it.
