Hello,

My aunt has a home in NYC and she is considering selling it sooner than later. I would like to keep the property in the family but i dont have any downpayment. However, I earn a good amount of active income. I would like some ideas of creative financing that will get the property out of her hands and into mines. I was thinking maybe a seller finance deal? But i don't know how to structure enticing terms that will be fair for her and myself. I would like a options that will present a win-win situation. Thanks family!

Hello Family!

I'm considering using seller finance to acquire my first property. Do you have any advice on how I should negotiate the contract? Also, what dangers should I look out for?

Hello Family,

I want to leverage hard money but I have no experience. I want to know what are some key questions or things I should know before using a hard money lender. I want to avoid unfavorable surprises.

Thanks!

@Patricia Steiner wow. Thanks for taking the time to share your wisdom! Much appreciated! Thanks

Hello Family!

I inherited a property that have extreme floor damage due to busted pipes from a winter storm. I'm not sure the total cost of the damage, but I'm sure I will need new plumbing and new floors. I intent to use this property as a rental. My dilemma is that i have bad credit with no capital. I would appreciate any advice or wisdom. Thanks family.

Hello Family,

Do anyone have a purchase agreement for wholesalers, that includes the contingency that covers the buyer if they are unable to purchase or assign?

Thanks!!!

@Zackary Shephard Thank you sir!! Much appreciated.
