When you get here, I'd recommend coming to hang out for lunch at the Investor luncheon at El Chico's.  It's just a casual get together, no cost but what you pay for your meal.  There's usually about a dozen or so who show any given Thursday.  The link is here:

At a minimum, I would recommend interviewing the brokerage I work for, StarPointe Realty.  CJ Rogers, our broker, is pretty passionate about the property management side of the business and even if you don't elect to use StarPointe, I think it would be educational and informative.

Buy and hold is what Killeen does best (though I know a few successful flippers, too).

The rental market is reliably strong

There is a local Investor Meetup that meets first and third Thursdays of the month.  The next one is this Thursday, though I don't know how well attended it will be due to the holiday season.  Usually there are about a dozen or so who show up at El Chico's for lunch and just chat.

Im an agent in the area and would recommend (besides lots of time on Bigger Pockets) checking out the local Killeen Investor Meetup that meets first and third Thursdays at El Chico's for lunch, if you can make it.  I'm not sure how well attended the next one this month will be due to Christmas, but there is usually a dozen or so people who show up and are great contacts.  The link is here.

Hello all -

I have a property in Plano that I am looking for a CMA on, both selling as-is comps, ARV and rental comps. We are hoping to reno and rent it, and would compensate for the CMA since we wouldn't likely be listing the home.

But would also be good to have a good connection with an agent in the area.  I am an agent in the Killeen market and it would be great to have someone I could refer investors to.

Where are you going to school for your masters?  Are you looking in the Killeen area?

I would recommend trying out the Fort Hood Area Investors Meetup.  We meet twice a month at El Chicos - totally free except whatever you buy for your lunch!  Usually 6 to 12 people show up, some regulars, some newbies, and just chat.  It would be a great place to find out more about the market from an investor's point of view.

I am also an agent and can send you some properties or comps on the multifamily market if you like.

Older? Wherabouts? Expectations may differ wildly depending on the age and area. 

Killeen generally is going to have higher turnover than most areas, especially multi-family units.  But prices are very affordable and it's generally a good rental market.  I plan on a 90% occupancy rate and in my experience have found that to be conservative for my units.

Lease breaking - again, being military, soldiers can break a lease with orders.  But generally you can expect two to three years per tenant.

Supply certainly has kept up with swelling demand, and prices are stable.  Inventory is creeping down a lot, and I've seen a rise in interest in multi-families (and commensurate rebound in multi-family prices). 

I myself am a real estate agent in Killeen and own a fourplex here and would love to own more.
