I'm moving and selling website: webuyhousesnashvilletn.com, accompanying business and social media sites. Website locally ranks for top keywords.

Looks pretty good to me. I've always had good responses leading with a good kitchen pic, if it's pretty, like the one on the first listing. Not a big fan of the fish-bowl lenses, but understand can be helpful in giving perspective- as long as you're not leading with those pics, I think should be fine.

I'd ask a few more questions first:

1. Is the $1600/month in rent she's currently paying near the top, bottom, or middle of what market rent it?

2. How much of a reduction is she asking for?

Vacancies tend to be your biggest cash-flow killers; you also said good tenants can be hard to find in your area. You've stated she's a good tenant, so I'd try to keep her if possible. If you can reduce by an amount that still keeps you in your acceptable range for rent, try to find a way to keep her.

You can give her options too, between leaving without penalty or staying with reduction in x-amount.

Wow! @Heather O., 4 months is a long time to not let you see inside your own property. You have to see the interior before making any lease decisions. Use the condition as part of your criteria on whether you even want her to stay. But if you're numbers are right, they're only paying 33% of market value which I wouldn't be able to stomach. Lots of red flags on this one, but I'd get inside first to see what it looks like then decide from there. I wouldn't work too hard to keep them. If you decide not to let her stay, since she is already on month-to-month, usually all you have to do is give her 30 day notice to vacate. Confirm with you local laws though. Hopefully she'll leave willingly.

Also, when you're renting to college kids, make sure to get the parents to co-sign in the future. Regardless their personal credit situation, getting the parents to cosign slightly improves the odds they'll take better care of your property and can greatly increase your odds of getting paid if they do cause damage.

Hi @Walmsley Gedeon- I'd go with the black and not go through the extra expense of stainless, based on what you're saying. Especially with a c-class neighborhood, you want to tenant-proof as much as you can. Save the good stuff for properties you're going to sell outright. Exception would be if, for example, all the other competing rentals have stainless then you may have to match them. Or, if like @Alexander Felice said, you can get a good deal that puts you in the same ballpark price-wise.

, how does the property at a tax deed auction get "sold" without going through the actual foreclosure process? Is there some kind of exemption due to the delinquency being taxes?
