Hi everyone!

I got to this deal while it was on the market, and went to see it with my agent. The price was more then It worth so I did not put an offer right away. Since the showing, the listing is on hold do not show for almost a month now. The seller agent has not replied to my agent for weeks now. I decided to track the owner and give him an owner financing offer. Gladly, the seller has agreed to the terms and what left is to make it official with my lawyer. 

My question is, can we close without the agents and it will be fine legally? Are we obligated to pay the commission to the agents although we close the deal between us? 

P.S. I was planning to compensate my agent from my own pocket although I came to an agreement with the owner myself.

I’m in sc upstate area. For the past two month I’m receiving their deals. It seems that they are targeting mostly flippers, and less buy & hold investors. The comps isn’t exact matches.. and when they post property as “sold” it’s only means is under contract, which I found few times didn’t really got sold. Also, all their properties are on-market. Maybe it’s because they are a new office in that area… they still learning the market. Other then that they are very nice, and communicate in a weekly basis. Also has a lot of competition, so you need to be quick with their deals.

The best way to find new clients in a particular niche is to network with people of that niche. Go to NETWORK at the top of your screen and you can search for other investors and investment groups in your area. Try to find local clubs or groups to join where you can meet the types of people you are interested in working with.
