It old Built 1900 in Easton pa

Market value is ~100,000 by my guess

Duplex needing renovation are going for 70-80k

Yes the taxes are crazy around here.  Any major hidden issue is what I am worried about. Good tip on asking the tenants.

Looking at a duplex that is rented out for 

$800 and $580

one is a yearly lease and one is month to month.  Both tenants have been there a while and "want to stay"

tenants pays all utilities

Property manager in the area claims vacancy is 8-10% for his properties in this area

The property seems to be turnkey, and appears to be in great condition.

asking price is 109,000

taxes were $3200 last year

I plan to use conventional financing with 20% down.

What is your gut feeling about whether this deal has potential?
