@TonyGunter thank you for the vivid descriptions. Your last bit there is helping me to solidify my thoughts. It gave me the idea to pinpoint a stressed neighborhood, do some driving for dollars and take the time and effort to do a personalized mailing while just putting up the bandit signs at strategic locations after the mailing. Thank you!

Thank you @ShaqJones. Have you had success with the Bandit Sign approach?

@TonyGunter that's a nice analogy. Do you think it can be applied to Bandit Signs with an approach to only a specific community in mind? I know it sounds like I already have my mind made up but I'm getting as much input as I can before I pull one trigger or the other.

I was looking more for experiences with results of one vs. the other.  Have any BP posters tracked the dollars spent vs results between the two?

Hi David,

I think you're referring to what I think are called "Lawn Signs".  Metal frame is 24" x 36" with the sign area 24"x 24"....approximately. Hope this helps.

Hello BP posters. I'm brand new to REI and have a question about how to use limited marketing dollars. What's been your experience/results with Bandit Sign vs Direct Mail? I'm looking at the Central Ohio area.

Hi Sharon and thank you for the welcome.

I am hoping that my experience will come in handy. Mostly from the point of view in evaluating the true condition of properties. Also in knowing what areas of town to be interested in making deals (school district, crime rates, accessibility to venues etc.).

My "tips" would be to gain the experience by doing :) I still remember my first day in construction and being nervous and feeling overwhelmed at the prospect of grabbing tools and working on someone else's dream of a new home. But I had the right guidance and things worked out by just doing and great advice along the way. Which, by the way, is why I'm here on Bigger Pockets.

Hello, my name is Barclay Hallowell and am just getting started in REI. I spent 25 + years in residential construction operations making money for my bosses. Last builder I worked for closed up shop and a left me to fend for myself. So this is the path I've chosen to follow up to and including being part of my retirement.

I believe that networking and gathering real life experience from doing work myself along with following other's guidance (who have been there/done that) will garner me more knowledge and success than paying "gurus" thousand of dollars for bus trips through a city and region I already know well.

I am still formulating a 5 year plan (yes, they are passe now a days but I'm old school) and I feel the first steps would be to connect with other REI's, join the local REI Groups and begin growing my network.

Any guidance, advice and suggestions from this point forward will be greatly appreciated! Thank you all in advance for your time,
