I've owned this duplex for over 15 years. The vinyl windows and furnace are about 3 years old. It's in a very stable area close to downtown, the university and amenities. The 409 side is rented through 08/19 to a very reliable tenant, paying $325 bi-weekly = $704/mo., $8045./yr. It's totally updated with ceramic through the kitchen & bath, which was done in the past couple years, along with new cabinets, counters, shower, vanity, etc. There are washer/dryer hookups in each unit, in the kitchen area.

Had a tenant move from the other side, 411, which is vacant. She was paying $315 bi-weekly. Similar layout, rent ready, although the kitchen and bath amenities are older. Rent could certainly be higher with some updates there.

No garage, but plenty of parking in back of the home. This area is seeing lots of rejuvenation -- the duplex would be a great buy and hold. Feel free to call, text or email me for more info, thanks!   Barb Getty

duplex has been very well maintained. New furnace and windows in 2015, fresh paint throughout. Unsure of age of roof, but no leaks.

409 side occupied, has new ceramic kitchen and bath, fresh paint. Good paying tenant, leased through 09/19... 411 side is empty, but ready to rent, or do a couple updates.

Tenants pay electric, owner pays gas/water. NOI when full, $12,850. Cap rate is 18%! No seller financing

Sorry, a lot of the pics didn't upload quite right  :-((

  1. Quiet street on the near west side, minutes from downtown and the zoo.

Love Indy Pro Inspections, owned by Dave Maudlin. I've used them as a Broker and buyer for years. They're practical, and tell you what's really a "deal breaker" and what's not. Fine people!

Here in Indy, I decided to try Sec 8 on one of my duplexes. It took them forever (2+weeks) to come out and check the property when I was ready to advertise it. They tagged two small items they wanted me to remediate. I took care of those things within 24 hours and called to have them come back for a recheck and again, it took another 2 weeks for them to get out there. I could’ve had my unit rented five times over, with the time it took them to show up. The wheels of that dept move too slowly here in Indianapolis. I’d check with other local investors to see what kind of time frame exists there before jumping in ... time is money! 👍🏼😊 Barb Getty

Hi all,  lots of duplexes south of 10th St. in that area, and yes, it can be a little rough. If you get up closer to Brookside Park, it's better.  I'd recommend staying  above 12th St., those are B-/C+ neighborhoods.

Indianapolis gem -- 3/1.25 truly turnkey! New everything, from roof to flooring, paint, lighting, stove, frig and dishwasher, cabinetry -- and super close to beautiful Christian Park. Nice sized bedrooms, and an extra big great room off the kitchen. Basement adds additional space for family room, play room or man cave, with extra toilet, and hookups for sink right there. So many possibilities here -- rents are $900 in the area. GREAT ROI! Call, email or text Barb for more info ... 317-213-8361

Move-in ready, close to Christian Park and downtown Indy, this home has everything new and updated -- new roof, kitchen, appliances, flooring, cabinetry, lighting. Nice sized bedrooms, and an extra big family room off the kitchen. Large basement affords extra living space for work or play, and has an additional toilet, and plumbed for a sink next to it. Rents in the area are $900. Beautifully renovated!
