I would be interested to see what advise you receive.  I may want to house hack down the line.  I am a newbie.  Haven't done my 1st one yet.  Limited funds as well.  I could probably pull together 15k but like you said, should have some for reserves.  Some advise I was given was that the back is going to require me to have money in reserves which would probably match my down payment.

Hi all! I am a new member and have been listening to some podcasts and trying out the analysis calculator. I have been looking to invest for about a year now. I want to get my feet wet investing in a duplex. I have a realtor, he is the one that recommended I join BP. I also have my outside lender in place. I work for a CPA so that will be helpful in starting my LLC. He is also an investor so I get to hear about all of his adventures. I am currently looking into a listing on BP for a duplex and waiting to hear back from my lender on my options and am learning to not use all my savings for a down payment so I can have some reserves if needed.
