Cody Have you done your research? Educating yourself listening to pod casts and videos . Get involved in your local REO meeting you will meet some very experienced investor and if the meeting is run correctly the people running it will sit and talk with you . $11000 does not sound like much to work worth. BP has some great videos for you to educate yourself . Best if luck

Hi Brian First let me start your saying congrats on the house , most importantly being honest with you seller , be sure as a wholesaler you always let the seller know you will not be living in the house yourself,. Your contract should say right in it that you will be marketing the property . Now to answer your question use your Craig's list to market the home. If legal make up a hand written sign and post at a few roads . To find investors look on Craig's list they advertise we buy houses call them tell them who you are and ask if they want to be on your buyers list . Also just for the record in Oregon it is NOT illegal to wholesale a house all you are doing is assigning the contract over to someone and your fee is an assignment fee, you are technically only selling the contract most realtors will tell you it's illegal its not they are not aware of the the differences or they will see you as competition . Education.... Vital . Always check with your local REO for input on laws in your area.

If the contract is in Escrow you just fill out a cancelation of contract have seller and yourself sign it submit to your Escrow contact and that's it.
You will learn real quick not all realtors like us investors. There are some that do and you just have to find them . However you don't really need one to do wholesaling. Educating yourself is key .

In Oregon you are required to send a certified letter to the tenant signed receipt . If no response then start the eviction . Contact the co signer also with a certified letter. It is also vital to show up in person to evaluate the situation. 1 HR is not to far to check out your investment. I would advise you look up the tenant laws in the state to ensure you are complying with the law. Documentation goes far in court. Best of luck Barbara

We my son and I have been wholesaling for about 4 months. The key is to send out postcards to out of state owners with 50% equity. Yes you do need a little money for mailings we use a mailing service it had been very profitable . True you need to know how to talk to the home owners . We used a script that was given to us from The Creative Investor. If the home owner are contacting you from your post card they are likely wanting to sell. Not always but usually. This is were you need to know the market and how to price the home. If anyone is interested I wholesaling there are several places online to watch videos and podcasts lots of information and lots of training. I hope this is helpful.

Alexander Welcome , you are well on your way to success. The information you can obtain from the Bigger Pockets forums is years of knowledge and success. I certainly would direct new investors to BP for the blogs, education,networking. I would suggest if you are not already attend REI meetings. You will find Cash buyers, Wholesalers and likely private lenders. Best of luck Barb
