I don't know a thing about building costs but 1,000 rent  a unit would only support a $400,000 investment.  Doesn't sound too good to me.

Do you have a four plex you are considering and if so what are the numbers connected with it??  

Do you have any building experience and if so what are these studios you are talking about?
It all depends on the numbers and the cash you have and your experience

Don't really understand this.  How much is the house worth or the appraised value.  If you put the $15,000 dollars worth of rehab into it what will the after valuation be?
what is the rent roll or income right now. and what will it be after the rehab?  What do the real estate agents say about your house's before and after ??

Curious about your refinance, Barbara. How long have you owned it?  Are you looking to get cash out of the refinance?

 We bought this In May of this year.  It took too long to rehab and we spent too much and went over budget rehabbing it.   We now have one tenant at $1,000 and still have to get the 2nd tenant and then we will refinance at approx 70%.  We will unfortunatly still end up having to put approx $29,000 cash out.  The house plus rehab will cost $127,000 and if it appraises for $140,000 we will only get back (at 70%) $98,000.  If we had to do this one again we woul certainly pass on it. 

We are not happy with this but it is what it is

We need a new roof on another  of our other duplexes and we have to do that before the end of the year.

Those things sound great

They are lucky you are so interested in keeping a good looking property.  As they said they are already happy that someone will be living there

They are even happier that you are thinking about curb appeal.  If you continue in this fashion what more could they want??  If you pick a good tenant then everything will be perfect.

Well we did carpet  in our last rehab because of the cost savings/  The carpet was much lower in price and that was all we could afford as we we were way over budget.

We just had a tenant move out of one of our duplexes and the carpet was over 5 years old.  All we had to do there was clean the carpet and it was good to go.

We prefer hard wood floors  but you have to do what you have to do

There is mold everywhere.  i don't know at  what point it becomes a problem 

I would hate to start with a Mold company if it were me. That sounds like you can only get a Mold diognosis.   I would try to start with some lesser approach, whatever I  could figure out.  There are, as people said,  certain meters or testing devises.  What is the circulation like.  Can you use dehumidifiers and fans?  Have you looked beneath all the sinks?  Is there wall paper anywhere??   What kind of basement does this place have.  Did you speak to the building inspetor that made the mold diognosis??

What do they recomend as a "Fix" for it and what will that cost
