@Maugno M. You sound like you have experience. Great. Now realize that you are speaking to someone who has stated MULTIPLE times in this forum that this is my FIRST DEAL and I will proudly acknowledge that I am learning the "process", so to tell me it doesn't make sense vs. suggesting other ways to go about getting deals, possibly sending a link to another forum that could help, or any other helpful advice, makes me very glad that you are not someone who is coaching me 

The second part of your commentary I appreciate and I have also heard before so my next approach with a deal will definitely be smarter and a non MLS property. Thank you for that input.

@Pratik P. Thank you for sharing that information with me. I have at least 8-10 buyers that I have recently established a relationship with and they are completely fine with me sending them deals as long as the numbers look ok. With that being said, the home is listed for $105k and the ARV on the home is $130k. The homeowners have already told the agent they don't care about whether its my name or the end buyers name on the bank statement its more so for the title company so we have that part resolved. And I don't plan on wasting anyones time. This is my first deal and I am learning, however I do have end buyers that I have spoken with in regards to the property so finding a buyer isn't an issue in this case.

@Wayne Brooks Going forward I am glad to know this information. When I made this post I was totally unaware because this is my first deal and that was the first time I had heard of any POF requests. I needed to hear that from other professionals with more experience than myself so thank you for your input.

@Chris Purcell I have no problem being "upfront" with my business dealings and mentioning I am the end buyer. With ANY learning process, you learn different approaches and the appropriate way to handle or do things. With that being said, this is my first deal and there have been no previous business dealings, with an "s", for me. I definitely learned my lesson on the communication piece and stating upfront that I am wholesaling to keep confusion down :)
