Hi, if you have an real deal you are trying to wholesale contact me. I buy in the West Palm Beach area. Don’t stress building a long buyers list, just have a good one. Having 5 real buyers is better than 500 people that aren’t going to close the deal.

If you get it from one of the big box stores (Home Depot, Lowes, etc.) they usually have a pretty generous return policy.

I agree. South Florida is packed with investor money so duplexes are losing a lot of their luster. You will likely have to go off market in West Palm to make that work.

Yes, like they said there is a ton of cash down here so when a good deal comes up it usually never even sees the MLS or even a wholesalers mail list. You almost have to market yourself to find a good spread. The good part of that is that the retail market keeps climbing so if you are flipping you will get some market appreciation by time you sell it. Just don't depend on it because no one knows where the top of the market it until we are tumbling down the other side.

In The Palm Beach area there are several 55+ developments that have significantly lower prices than the surrounding area. Most of these places have high HOA's so they eat profits and if you go vacant for a while it can really be a drain on your pocket. In this area a large portion of these people are seasonal so there are always empty units around. It's kinda a low risk low reward play. You can get some of those properties in century village ect for as low as 15-20k.
