Considering the higher sale price, the seller would get slapped with a higher taxation, IMHO.   Not sure of all the implications, but these plans would scare away most "legitimate" sellers.

For Rentals in MI, are there any recommendations for Non Recourse loan providers? I have excellent credit (around 780 - 810), but would still need to stay away from Personal Guarantee on these LLC owned properties. I've exhausted the BP List for "Rental" type of loans (Not fix and flips), and wanted to explore if any of you have a "happy" / ongoing relationship with Mortgage providers?

Currently, I am just planning to cash-out Refi one SFR rental, + add at least 2 Duplexes within the end of the year, if the resources and relationship are strong.

MetLaw is a service that I had been using lately for support towards RE contracts and other legal.  They have a large selection of lawyers.

Wondering if any of you have experiences and willing to share ideas about them?  GOOD / Bad & Ugly.   [For anonymity, if you prefer a private response, please feel free to send me a private message, and if you are OK, I can help consolidate those as a follow up.]  Ideally it would be great to see:
1. What type of RE service
2. How did you feel about their quality of work and their service
3. If you were to do the same service again would you still use them and what would you do differently the next time around?

For primary homes, one can do HELOC or cash out refi.

For an investment home, what is the best way to take out a second mortgage, while a first mortgage is still in place?

Are there speciality investors, or are there any suggestions?

I have a 792 credit score, if that helps, with rental property being rented for 4 + years.
