It is possible but Im sure it would be difficult.  Do you have someone to manage the project?  Do you know any good GC's where you want to invest?  Its a risky game to play IMO..especially being a first timer.  But like you said...if there is a will there is a way.

Double close the deal.  If you can't purchase it yourself, find an investor to purchase the deal and pay him $500-1000 on his money for letting you borrow it for 30 minutes.  A to B transaction happens.  Then B to C transaction.  A=seller B= you C=End buyer

Note: Double close is a same day/simultaneous close.  You don't want to close on the property a day before the end buyer because he might jump ship.

What about building storage units along the highway?  Not sure your exact location but storage units seems like a low maintenance type operation.  Concrete and metal.  Not many tenant issues I would think.  If area seems like it will boom, building commercial or apartments seems like a good idea too.  Again, not sure how the land or town is set up.

Find a distressed Chase Bank...buy it...fix it up and landlord it.....receive all money coming in from customers but don't pay any thing out if they decide they want to make withdrawals from their own accounts.  You should be cash flowing $1million in no time.

Networking, meetup groups, bandit sighs, craigslist, talking to anyone and everyone to see if they or someone they know invests in real estate. If you have access to MLS, you can pull cash buyers and through public record and skip tracing, you can cold call them to get them on your list. Hope this helps. By the way, we will be starting an office in Charlotte, NC in the near future. We are a large wholesale brokerage. Maybe you can come work for us! I wholesale in Dallas, TX

Good stuff here guys.  Learning a lot.  I plan of being a landlord.  After reading these posts, it seems your best bet is to have everything spelled out in the lease and make sure they understand everything and make sure you walk through the property, explaining things to your tenants, asking them what kind of skill they have i.e. changing a chain on a toilet, shutting off water, changing light bulbs etc.  Set expectations upfront and everything in writing so there is never any he said/she said. Does this sound about right?
