Good morning @Nilesh Makhija!  I will preface this by saying that I am very new to the scene and my research methods are limited to internet based searches but I have not been able to locate any properties that meet those criteria in any neighborhood.

I can tell you that you will have a little more luck if you expand your search to 22407 and 22408 (northern portion of Spotsylvania County).  Once you get into Stafford County (22405 and 22406) then the property values increase well past your limits.

If you are interested in a property and are curious about the neighborhood, I have a good understanding of the area, especially Stafford County.  However, in my experience, class D areas are limited.

Hey @Tarell Register, welcome to the forum!  I'm very new here myself and am trying to get my feet wet with all the information available here.  You should definitely check out the podcasts, especially ones on rentals and wholesaling.  If I could offer any advice, it would be to read, listen to, and absorb everything you can get your hands on!

Thank you so much @Paul Timmins! So far I've found one REIA in my area and signed up to go to their next meeting. I found another REIA in the area but it doesn't look like they've had a meeting in a few years. How far out of my area would you recommend looking for an REIA? Richmond and Washington DC are both about an hour away from here.

I read Rich Dad Poor Dad yesterday and started listening to Grant Cardone's 10x Rule today.  I've been listening to the podcasts and writing down all the book recommendations and the two you mentioned are next in the pipeline!  I'll definitely check out the BP book you mentioned as well!

Hey everyone, my name is Wynn and I'm really excited to be here! I purchased my first house in 2008 but needed to move a year and a half later. Instead of selling it, the house became a rental for four years until I flipped and sold it. I currently live in Fredericksburg, VA in my second house which is a live in renovation that I will most likely rent. I'm here to learn anything and everything but I'm most interested in rentals, multiple unit buildings, and residential flipping.
