We get 100% of our tenants from Furnished Finder.  In my opinion, the site sucks.  All my tenants complain about it.  The interface is garbage.  But it's what all the travel nurses use.  So I pay the fees and go have a stiff drink.  But it delivers quality tenants time and again.  Having started out as AirBnB hosts you really miss that kind of app.

I highly recommend the MHP boot camp.  They go over acquisition in great deatil and provide the tools you'll need to properly valuate.  Very effecient use of time.

We cater specifically to travel nurses with three of our SFHs.  

Pros:

Quality tenants - There's a tremendous amount of vetting for a nurse and other traveling medical professionals to get their contracts.  A lot of them are homeowners themselves and take great care of the properties.

Cashflow - Much higher than our standard 12 month lease rental.  It's not as high as AirBNB in the summer high season, but it's consistent throughout the year.  

Vacancies - We rent by the room which feels a bit like multifamily in this regard.  I'm only losing 33% of my income in our 3/2 when a room goes empty.  Also, these are not considered short term rentals because they stay at a minimum 90 days on average.  In our area, most renew their contracts.  We've had tenants as long as nine months.

Cons:

Time consuming - It's not as bad as AirBNB, but it's not as quiet as our long term tenant rental. It's definitely a job.  We're responsible for all utilities, housekeeping, and yard maintenance.  This is our first year where we can hire out those functions.  Otherwise it totally sucks.

Furnishing costs - with this level of tenant, we spend the money on quality furnishings.  Quality mattresses and linens, huge TVs, solid kitchen that supports meal prep, etc.  We spend up front but feel we definitely get this back over time with a solid listing and low vacancy.

Management:

I use Cozy for tenant screening and rent collection.

I advertise on Furnished Finder.  Their website and app sucks but it's the main platform that travel nurses use.  They've also partnered up with The Gypsy Nurse ring on Facebook.  We post on there as well with a link to our listing on Furnished Finder.

Now that we've been doing this for a couple years, we get a lot of tenants by word of mouth and recommendations from previous tenants.  I offer discounts when current tenants bring in their friends.  Saves my time and they'll probably enjoy living together more.

Natalie Kolodij said she would do my taxes. On tax day she filed an extension on my behalf without telling me. Not even a word she could not meet the timeline. I guess she could not meet the IRS deadline with my two rentals. I think she left the country and returned. A few weeks later she filed my tax return after much reminding. Maybe I'm not big enough of a client for her. It didn't work out.

Welcome to Tacoma. The city has an easy to use web based GIS you can use to look up addresses of houses you're interested in to see the zoning. Just recently, the city is now permitting Detached Accessory Dwelling Units in R2 (Single Family) zones. We just added an architect to the team and she's just finished the initial set of plans for an ADU in our backyard. Just another technique to "hack" your place. And it might be an easier option than trying to get a single family zone changed to support MFH.

Ryan, we've migrated away from AirBnb to hosting travel nurses and it's been amazing.  Annette is spot on, just furnish it like you would an AirBnb.  What would you need to relax after work, do meal prep, and get ready for the next work day.  It's simple.  There's a lot of resources on the web with cursory searches.

Megan, Furnished Finder is a great travel nurse resource to gauge prices for rooms and entire places in Lincoln.  I do 3-month minimum leases.  PM me for info if you like.  It's been a great experience and considerable higher cashflow without the headache of AirBnb.

@James Wise, thank you for what you're doing for the REI team. We're also looking to expand outside of Tacoma into Birmingham. One of our travel nurse guests went to college there and also recommended the location for our model. Looking forward to that guide!
