Hello, 

TL;DR Does anyone know of a lender who serves Texas that offers a 5% conventional loan product to financially strong applicants? 

I bought my duplex using a 5% down conventional loan called Home Possible in January of 2019 at a 4.2% interest rate. Now, interest rates are much lower but the guidelines for home possible have shifted and I earn too much. 


I'm seeking a lender with a 5% down loan product to avoid having to put more money in the property but still capitalize on the lower interest rates. My debt to income ratio is low and I have liquidable investments. The duplex is also in Texas and one side is my personal residence.

Hello, 

Hope you and your family are safe at this time.

I'm curious if raising capital for syndications is an easy or difficult task? If you find capital is hard to raise, I'm connected to many high net-worth individuals (tech industry) that are interested in investing in real estate but are seeking a passive investment. I've been referring them to syndications but feel I'd like a more active role. For background, I've been in sales/recruiting for over 5 years and investing in small multifamily rental units in the Austin area for 2 years. If you know anyone who could use my skills/connections to create a win-win partnership, please message me!

Property already has 25% equity 

Hello,
I'm curious if anyone has ever taken out a HELOC on a cash flowing rental property in order to pay down the mortgage more quickly? In the end, it cash flows so, by definition, the mortgage is covered by the income. That being said, finding ways to pay down equity faster is always of interest. Any personal experiences or higher level thoughts on HELOCs would be appreciated. Thanks!

Hi all, 

I hope your week is going well (halfway to the weekend)! I'm curious if anyone could share any literature (or podcasts) concerning how to manage a rental portfolio long-term. For more context, we are in our late 20s and have a handful rental properties that are positively cash flowing (about $200/mth/door). Our intention is to hold them for 60+ years. (After 30 yrs, they'll be paid off and then we will use the enhanced positive cash flow ($1000/mth/door) as passive income in retirement). Now, I know that we won't be able to keep the same properties for that long so my question really is, when is it a good time to exchange one property for another? (My concern is that 2 of our houses were already built in the 70s so I'm not sure I see them standing the test of time.) Is anyone doing something similar?

Thank you everyone for the well-thought-out responses! This was my first post to BP and this is clearly a great community! Triple-net real estate is something we hadn't considered. Thanks @Joe Villeneuve :) Any resources you would recommend to learn more? @Varinder Kumar Love the strategy! What market are you in? @Theo Hicks apartment syndicators are also a great option! What worries me is that your money is not backed by any collateral. Does that concern you? As far as skills, we are both in technology. Our relationship is one that exists in an LLC capacity where an accredited individual would co-sign our partnership. Our strengths would be managing long distance teams and raising capital as I oversee teams/projects and know wealthy individuals who also don't know where to invest. @Eric Nurmi We've been told hard money is the best place for wealth considering that the markets are expected to correct in the near future. What are all of you doing to protect your investments when the market is expecting another correction?
