Welcome to the November Midwest Real Estate Investor Meetup in Peoria. For those of you returning, we're so glad you enjoyed the previous meetups and we look forward to seeing you again.

For those of you that are new around here... Mike Gudat and Brad Stegall of Acceleration Ventures welcome you! They both started investing in their early 20's by house hacking duplexes. Mike has been involved with the acquisition or sale of over 1,000 units. Brad and Mike are currently business partners on 144 units in and around Peoria. Outside of their partnership, Brad owns 49 units in the Peoria area.

For our November meetup, we have the pleasure of learning from a group of incredible gentlemen: Chris Hartman, Will Thompson, and Jason Barickman. These three men are the principals of a private equity firm, Fairlawn Capital out of Champaign, IL. Fairlawn Capital was founded in 2017 to be a premier real estate investment and asset management firm. Since its inception, Fairlawn has acquired and developed over 40 multi-family and commercial projects (including over 3,900 apartment units) and totaling over $285M in gross asset value. They will be discussing: how they find/structure deals and how they manage their investor relations.

We will still allow plenty of time for networking at the beginning and the end of the meetup. Remember our mission: to help investors get started, to help connect people to find deals, to teach people about creative financing, to help everyone win big with real estate investing.

Lunch will be served during the meeting and you will pay Warehouse on State directly.

I live in Peoria, IL and we have really strong cash flow numbers.  The 1% rule is easy to hit here as well.

The Peoria area has been great for me.  I try to stay away from the south side of Peoria.  I also know people who invest there and are successful.   Since you are out of market, I would say it is going to depend on your property manager and what areas they are comfortable with.  You can’t go wrong with areas outside of Peoria like Dunlap, Bartonville, Washington, and Metamora.  Finding a local agent that you trust will be very important too.  Hope this helps.

Mike has been involved with the acquisition or sale of over 978 units. He recently sold a 162-unit complex earlier this year that was a part of a syndication he put together. Brad and Mike are currently business partners on three multifamily projects and two single family homes in Peoria. Outside of their partnership, Brad also owns 49 units in the Peoria area.

Our presenters in June will be Blake and Amy Barnard. You will be able to learn how a married couple used $20K to BRRRR (Buy - Rehab - Rent - Refinance - Repeat) their way to 6 high end properties in 4 years and are now in stage 1 financial freedom. They will talk about how they got started, how they work together as a couple through deals and in between deals, and where they are headed. We will even do a deal deep dive on one of their projects.

We will still allow plenty of time for networking at the beginning and the end of the meetup. Remember our mission: We want to help investors get started. We will plan to meet on the second Tuesday of every month.

The focus of the May Meetup will be on creative financing. Specific scenarios will be shared on how to execute deals with no or little-to-no money down. We will cover different ways to bring investors into deals and use other people's money on a project. We will round out our time together discussing traditional financing options as well. Lastly, do you have an amazing example of creative financing? Let us know and we can share your story, too!
