Yes, same here. No inventory and a lot of competition. Homes under 100K have Multiple bids, cash offers, and get under contract quickly.

Being a small time landlord myself I would buy for around 45K for rent of $816 if it were in my farm area. Verify $816 is market rent.

The information I got from other BP members was used to double check everything. It actually didn't make me do anything differently just helped me be more confident in the deal. If your just looking for a hands of investment you should also consider lending money. Its pretty easy to get 8% or more, but you will need to educate yourself on RE and work with someone with a verifiable track record. It would also be best if they are putting some of thier own money in the deal as well.
