Yes, same here. No inventory and a lot of competition. Homes under 100K have Multiple bids, cash offers, and get under contract quickly.

Being a small time landlord myself I would buy for around 45K for rent of $816 if it were in my farm area. Verify $816 is market rent.

David B. it turned out well. I believe the post you were referring was about a 6-plex I bought which was actually my second real investment property. The information I got from other BP members was used to double check everything. It actually didn't make me do anything differently just helped me be more confident in the deal. Everything is turning out well thanks for asking. I will send you a PM and maybe we can grab some lunch on 3rd St some time.

If your just looking for a hands of investment you should also consider lending money. Its pretty easy to get 8% or more, but you will need to educate yourself on RE and work with someone with a verifiable track record. It would also be best if they are putting some of thier own money in the deal as well.
