As you know life has its up's and down's. You know by this point that REI will throw many adversities at you. Stay strong, you got this.

My recommendation is hoarding cash as much as you can. Try and start building a nice fund for rehabs, holding costs, interest payments, etc. Have you thought about applying for a new credit card (receive interest free payments usually for the first 18 months on most) or get a personal LOC? Private money from a friend/family member? Perhaps borrow against a vehicle. It depends on your ability to pay back debt or interest payments in a timely manner. Don't feel to down on yourself. The fact you are investing is already a good reflection on your character and future security of you, and your family.

Do you have close friends or family that you could partner with? That is usually a good place to start. I just recently partnered with my parents and we are using a HELOC on their primary residence (paid free and clear) to put us in a place of being able to execute cash offers on future property. Local meet-ups are also a good place to look. You never know, someone close to you may have an excess amount of capital laying around, waiting and wishing they could put it to use.

I am not sure if you have installed the counter tops yet, but does your local market/neighborhood comps fit to install stone counter tops? If most of the comps have laminate or some other type of counters inferior to stone in price/quality I would recommend just putting those in! I do like to make my renovations and finishing nice and closer to the top end of the market, but only if it is supported by other listings. Good luck! I also recommend Quartz if using any stone top.

Does anyone know why the NOI after the refinance is showing pre-refinance NOI instead??

Do not put limiting beliefs on your capabilities, outcomes, circumstances, or life as a whole. Live in the present, plan for the future.
