Hello, I'm trying to buy a property to flip, and I've run into a roadblock.  The owner wants to sell to me, and I'd like to assume her mortgage.  Here's the scenario:  she has 160k remaining balance, and she also has a 30k "Hardest Hit Fund" loan on the house.  She is behind 3 months on her mortgage, so the mortgage company will not send an "assumption package" to even begin the process of signing it over to us.  She does not have the money to get it current.  Any advice?

@Travis Hughes Maybe a silly question, but why wouldn't you own a house with less than 5% equity when you could put 3.5% down?

Hello All!

I'm acquiring my first duplex, and trying to get all things in order, starting with a good lease agreement to include all things i want.  I'm looking for advice on getting an attorney?  Do you recommend I get one to create our lease?  If so, for what other reasons do you use them? Do you have recommendations for good ones in Indy? Thanks!

Thank you! We found it from MLS. It had great numbers so we acted fast! Now time to get that inspection.
