I haven’t asked (I will) but I’m assuming that’s why he posted it on Zillow although he doesn’t like the format. His company had +200 properties so he’s gotta be doing something right, right? But for me I’m thinking 4+ weeks on the market is a long time. I’ll stick it out until the end of the week and then go from there I suppose.

The info from that study is pretty shocking. Makes me cringe a bit just thinking about it! You are right though. It’s time to make some hard decisions and keep on rolling. Thanks for the advice!

That’s what I was thinking! Why post it on that platform if you won’t pursue the leads? Makes no sense. Originally he said he wouldn’t post to Zillow because it’s single handedly trying to ruin the real estate profession (?). Then when I saw it up I was thinking oh okay, cool, the listing expanded. Buuuuuutttt I guess not so much haha.

That’s what I’m thinking. I thought I did a great job vetting the company (I interviewed 4) but it seems like this is a definite pitfall and possible deal breaker. Trying not to think of all the lost leads as we speak. In my mind (and many others) Zillow is the big dog. They do own Trulia and HotPads after all. It seems like a company would want to work with that but I guess not! I Just gotta keep on moving along. Its the first property but not the last!

I'm speaking to all property managers out there who can help me understand this. I just let my manager know that my friend contacted them through Zillow about my listing. Its been a week since she's heard anything back (naturally, I thought that was a point of concern). When I mentioned that I was wondering if potential leads were slipping through the cracks/not being followed up on he said "Zillow isn't a trusted source" and he could go on for hours about the topic. Can ANYONE shed some light on this?

At this point I'm thinking "Wait, what about the other people who could've reached out through Zillow over the past 5 weeks?". This doesn't make any sense.

Thanks Jon! They are supposed to update me tomorrow and leads/showings that did or didn’t happen in the past week. This is definitely something to think about. How long are your listings usually sitting vacant?

Hey guys,

I want to make sure I'm not overreacting as a new investor. Its been a little over a month since I've handed over my property to a management company to lease out and take care of. I originally posted it at $1,400 (too high) and didn't have any showings so we decided to take it down to $1,300.  After lowering it I could see that contacts almost tripled on Zillow which was encouraging.  However, I only had two showings and nobody was interested.  

BUT something just wasn't sitting right with me.  Contacts at this point were between 65-70. When I asked the manager about the number of contacts he responded that most were dead ends and that Zillow "spits out fake data".  I did originally list it myself and had 5 leads that went nowhere so the dead-end thing I can understand.  But that was 5 people. Not almost 70. So! I had my friend contact them through Zillow and its been a week since she's heard anything back.  On top of that, she contacted them when it was listed at $1,300. Now its listed at $1,250.  So it kind of makes me wonder what other interested people could've been missed at that price.

I haven't mentioned anything to them yet.  They are successful and their references had nothing but positive things to say. I also have never done this before and don't want to put my foot in my mouth. Advice?

Thanks Dick! I did finally find a company that works like your saying, 12 months with 30 notice to terminate and no fees. Yah, when I read the first contract and saw that I would have to still pay them if terminated, my heart kind of dropped. It’s a bit wild!
