Hello all,

I am currently in the planning and research stage of my ultimate goal of investing in real estate. I have been reading and making an outline of how everything should go. Nevertheless how does one begin researching or learning about the various areas they want to invest in?

Example: In my area, I want to start with a college town. How do I go about figuring out if the area is doing well or not? Is it economically sound to invest in that area?

Right now this is the only thing that worries me because I have no clue how to research the areas to determine if there is a profit there or not.

My reasons are:

Recently graduated from college and have found a horrible job that pays next to nothing.

Living with my aunt because I moved from our small town to a major city (thinking I would find a better paying job).

No experience in real estate.

CC Debt, Misc Debt, car note, and student loans.

Scared that because I keep hearing that real estate is at an all time low, it is not a good time.

Scared that because I am a woman, contractors and etc will try to take of advantage of me because I will not have all the knowledge (not books but practial).

Am I overreacting?

Why do you suggest that I not obtain properties in my home state? I plan to get licensed in Louisiana as well and I feel that I know the areas i plan on obtaining land and homes very well. Also I have more networking there.

However I will not go this route until I feel I am successful in the Atlanta area. Then I plan to acquire properties and such in Louisiana.

As for as second jobs, I have been applying to some areas and it should take a year to pay off misc. and credit card debt and save for emergency fund.

I really want to start off slow.

Any other suggestions are greatly appreciated.

I am 24 going on 25 in September. By the time I am 30 I want to have started investing in Real Estate. As a new college graduate, I am finally coming into my own and realizing (after a short period) that 9-5 jobs are NOT for me.

With this being said, I am extremely interested in the Real Estate field. I just moved to the Atlanta area and plan to obtain my real estate license before the year is up.

I would like to obtain rental properties and rehab homes in my current location and my hometown area (Louisiana).

What steps do I need to take in order for me to let go of the 9-5 by the time I am 30 years of age?

I am currently working the corporate field and trying to fix my credit (which I messed up severly while in college--its in the low/mid 500s).

Before starting I would like to be debt free other than student loans and a mortgage, and have an emergency fund.

Currently I am reading and researching all I can about this field and joined two groups on meetup.com.
