 Like the other posters have said add some color in trim, doors and maybe some shutters. Def replace all bushes. Add colorful perennials and perhaps flowering ornamental tree in front yard.

The MLS is going to give you the most accurate and up to date info on "rented" units in your area. This is one of the many compelling reasons Investors should get their RE license IMO.

I also think it would be onerous for the tenant to have to go to your bank during business banking hours to make the deposit or find a 7-11 or other store that accepts rental payments and would result in late payments.

I only accept credit card or E-Check payment that I have set up to go through automatically in my Quickbooks merchant account. Set it and forget it. I recently had some push back with a new occupany for June but explained it was non negotiable. Going to the bank to deposit checks is a thing of the past. 

Of course there are discount fees to be paid on the cc transactions but they are an expense of doing business and a write off .

@jaago I have a vacation rental in Clearwater Beach Florida. The cost to turnover from my maid service is 140.00 per visit. That is for a 3 bed 2 bath 1800 square feet. The cost is simply passed on to the guest. 

Incidently I also own and operate a maid company in Massachusetts and we charge $35.00 per man hour with a 3 man hour minimum. I would think professional maid service pricing in NJ would be similar.  As  with anything in life you get what you pay for . :)

In Massachusetts it is illegal to accept more than 3 months rent. Something to look into for your states landlord tenancy laws.

I bought a 2 family in Beverly. Gutted whole property and hope to be finished by September. I love the North Shore and plan on buying more 2-3 families. We should keep in touch
