My brother and I have access to MLS, so just been looking at different areas on there. I've also checked craigslist for listings via FSBO, but have seen limited opportunity. I think it's just a matter of time before I have my system in place to start making those calls/offers.

Until I acquire a little more savings for my first buy/hold, I was considering wholesaling to pass the time, but seems to me that it's a hit or miss. I'll have to see how that will work out once I spot a potential deal to begin negotiating/contract. As they say, once I market a juicy deal via contract, that I shouldn't have too much of a problem finding the buyer - especially if I am able to place ads on craigslist/bandit signs etc.

I want to just take my baby steps before rushing in full force ya know? I hope to be able to reach out to some professional wholesalers for their input, as well as the wholesaling forums.

As far as the buy/hold strategy is concerned, I definitely plan to make this my primary goal for the longrun; after all, this is the investing game right? :) I only view wholesaling as a way to achieve buying/holding properties faster, with time.

Hi All,

Registered on the site sometime earlier last year, and haven't had the chance to properly introduce myself to the forums until now!

My name is Benjamin Seemann, 27 years old and looking to get my investing career started as soon as humanly possible. I've been an avid reader of these forums since I've joined last year, but haven't posted until recent.

I've been very interested in buying & holding properties as the market in Jacksonville has weathered down the prices to attain some nice deals (based on 50% rule for the most part!).

I hope to find my journey through investing a memorable and enjoyable one with the help of the more experienced members on these forums. I will also do my best to assist anyone with what limited knowledge I have in this market.

@ Chris Colvard - Currently looking to see what local REI clubs they have in my area. That's a good idea!

@ Chris Clothier - Just checked out Jacksonville Wealth Builders, and they seem to be a good start for networking as well as acquiring the local market data.

So what are your guys' thoughts on wholesaling to start over jumping the boat to buy/hold strategy for low/middle class housing?

I feel since I am currently employed full time, that wholesaling may be quite difficult? I was following forum posts by an experienced wholesaler on the forums Rob Gillespie, he seems to know his stuff and continue to read his posts on the wholesaling world.

Also for Rich Weese as he seems to know his way with SFR buy/hold, which I am really interested in acquiring more of his knowledge!

Hi All,

I joined BP Forums about a year ago, but haven't posted much information about myself and my goals.

I do, however, read these forum posts a LOT while at work (every day ha!) and actively setting up my goals based on my learnings on these forums.

I am a 27 year old 'newbie' if you will, looking to network with people in the Jacksonville, Florida area to discuss the best places for SFR buy-and-hold investing as well as the possibility of wholesaling for starting capital (although I'm not sure on the wholesaling part as I hear it requires more time than I want to spend when I'd rather try to just save via my full-time job and keep it simple & clean with buy-hold strategy for longterm wealth/cashflow supplement).

As the market is flooded with a lot of lower priced & REO housing, I was looking to target homes in the sub 60-70k range as well as locations within Jacksonville that's best to invest (as we all know it, Jacksonville is a very large city, so can be difficult to locate which 'low to middle income' neighborhood.

Sorry to keep this short, but as I am at work I will continue to post more and become a better known member in the BP community!

Also wanted to say thanks again for the endless knowledge BP has to offer!

My strategy is to buy and hold probably 2-3 small, affordable properties at a time and then refi them down the road (around 5-6 years or so for equity) to roll into a small commercial unit (8 unit or so, pending the market).. probably rinse and repeat with small property purchase and roll into bigger ones.

Yeah I agree as well, I'm unsure if I want to invest in condos especially if SFR's will be easier to liquidate (no HOA's!). It's just tempting to test the condo market considering there are a dime a dozen here for a fraction of the cost of a decent SFH in the same area. Decisions, decisions.. !

Example of a part of town I wish to invest in (for the Jacksonville locals here!):

average price 3/2 condo in Southside: ~30-70k, rents 700-950

average price SFH in Southside: ~80k+ for about the same rental.. mostly closer to 800-100 for rent.

Hey guys, new to the forums. Just had a question regarding the market in Jacksonville Florida (or northeast florida) for anyone familiar..

With the market being flooded with deeply discounted condominiums in the better parts of Jacksonville (close to university schools, shopping, etc), would it still be wiser to just invest in the SFH market despite the condo trend?

My main goal is to get into the commercial MFH investing after getting my feet wet with some smaller SFH or condo purchases, however the majority of the MFH in Jacksonville is located in the less desirable areas of town (run down, more crime).

Any input or thoughts are much appreciated!
