Hi there, I am in a bit of a weird situation and I am seeking advice for moving out so I will be as concise as possible.
I recently moved to Seattle and my spouse and daughter are moving out this week to come up here but my landlord is conducting what seems to be funny business. I have two little dogs and one of them was not all that well potty trained and would pee every now and then and it would come to use using our shampooer to clean it up. So last week around Wednesday for precheck my landlord had his 'guy' (who is licensed) check the carpet and he told my wife he found three rooms were showing signs of urine. Not only did he say it could be cleaned and possibly bring the smell back, he recommended it get replaced. The funny part is, he also does the carpet replacement. He seemingly recommended himself for the job as well.
Come Friday, he stops by to measure the carpet SqFt and pulls the carpet up in the living room. My wife sent me a photo of the underside of the carpet he flipped, there wasn't many stains, you could see where it was shampooed for puppy accidents (a ring of the spot). So my wife asked him if he was going to pull up the other rooms carpets, at that point he states he didn't recall any other rooms having signs of urine. < This is where I started feeling paranoid or victimized. Why did his story change? My landlord is kind of agitated from me calling in a 3rd party to look at it before I start giving my money away.
The carpet looks new, anyone who does not have dogs will probably smell the dogs, but not urine.
The carpet looks amazing. The few areas affected are slightly darker than the natural color.
Can carpets be cleaned without reactivating urine? Never had an issue in my other 6 rentals throughout my military career.
Is my landlord's carpet 'guy' the end-all for the decision?
The contract says 7 year use/life, we are going on to year four of the carpet's use.
Am I responsible for the whole house? I think cleaning should be explored first. He immediately rushed out to buy an all new carpet for house.
Do I need to go the litigous route?
Where am I wrong if I am?
Thank you to anybody who helps. I am very concerned about a 'guy' recommending himself for contracting while working under a different scope of work. Also the change of story within 2 days. Please help.
