Thought about it but I was told since the county the property sits in isn't part of the city there is nothing that can be done by the city. Also noticed I made a spelling error in the title, that's what you get when you make a topic while tired.

that would be amazing.  How would you guys handle the neighbor , would you reduce price on that? I mean a property fence can't be much.

Hey guys,

So I have a house under contract, it's a 3bed 2bath. Its 1428 square feet, ARV is 93,800-116,000 (I settled on 109 in my whole sale packet), I put my repair cost at 15k. Now the 15 is NEEDED repair I've made it this way as the house has oil heat (oil tank underground) and people would likely want to change that.

The interior is all original, therefor in need of need of new cabinets and such. Carpet needs replacement, or ripped off for the hard woods underneath. Lastly bath rooms need upgrading too. With all of this I'm at 60k asking price. Now my issue is the neighbor is a hoarder. Should I come down in price because of this and add a privacy fence to the repair cost, hence dropping it down to 57k? Also, Arv being what it is am I offering a good deal at this price? I can't get the deal lower than 58 otherwise then I make next to nothing on the assign. Also should I have the buyer cover a soil test as seller and I cannot put the money down for one.

Help is welcomed if you have questions about the property in question or need more information ask or message. I really need to figure this out and do my first deal.

Awesome this is what I had thought was reading something earlier today that confused me so ultimately the seller wont know the selling price/my fee? And thank you for the response!

Edit: How do I pull a title? and does it typically cost?

Hey Everyone!

I need your help. So, I have a home under contract, and I picked it up from the seller incredibly discounted. I wish to turn this proper or rather assign this property to an investor for 60,000. Do I have to disclose to the seller what my assignment fee is? Do I have to even be present at the closing? And lastly, Do I need to pull the title? If so how do/should I go about this. 

These are newbie questions I'm sure but I'm just beginning. I do know the buyer should know my assignment fee.

Hello Everyone,

My names Joseph.  I'm new here and haven't had any experience with real estate investing at all. Looking to learn how to get started with bad credit and very little money. I've got a lot of heart and this is something I've wanted to learn/do for a long time. If anyone has any suggestions on book or courses I'd love to hear em! I know of a few courses; Dave Linhalm , Preston ely, and a few others just not sure where to begin.
