 True, if you self-manage. If you hire PM who uses Buildium, you can't do all accounting in Buildium

 Were you able to find the solution that works for you. Does your PM send you the owner statement together with cashflow report? You can create one journal entry, credit all income from the statement, debit all expenses from the statements and debit "Due from PM" asset account to balance it out.

 There should be a way to semi-integrate both. I have two clients who keep QB online files for their properties. I manage their properties in Buildium. Every month they transfer over income and expenses into QB. 

I can program something like this:

Property manager onboards property owner into the service by establishing links between QB chart of accounts and Buildium COA. PM pushes owner statement into the service. The service creates a journal entry with all income from the statement entered as credit, all expenses are entered as debit, and “due from PM” entered as debit to reconcile PM direct deposit. Property owner does the sanity check and saves the journal entry. 

Is the idea worth exploring ? Would it help you?

will this help anyone who uses property managers and keeps QB for taxes, mortgage, amortization and depreciation?

A service that does the following: 

1. Connects chart of accounts items of your QB with you PM’s  Buildium’s chart of accounts. 

2. Once link is created. Property manager pushes property statements to your QB as a journal entry. 

3. Journal entry credits any income and debits any expenses that are in Buildium. 

4. That journal entry also debits a special Asset account “Due from PM” that decreases that asset and inscreases when PM direct deposits and the transaction matches as deposit on “Due from PM”. 

This automates the workflow of QB and Buildium.

Update: Tray.io doesn't have an integration with QB. You have to set it up with your hands.

@Simon W. Same here and it works well if your clients self-manage. But, for property managers working on owner's behalf, there isn't a way to be able to modify chart of accounts both for property manager to track operational expenses and for owners to track mortgage payments, insurance payments, accumulated amortization, depreciation and improvements.
