The property I am looking at has no liens or code violations. Redemption period is 10 days, not likely to redeem. It's a townhouse in a very popular area. The only issue is it has an Homeowner Association that doesn't allow to rent, which is okay since we just want to buy and sell after giving it an economical rehab, or just living it as is. 

The good thing is that two homes have been sold in the same community in the last 4 months. And if I give it a rehab it will be worth more. Spoke with a lawyer and ran a title search parallel to my investigation (I found more information than the title company did).

So far my gut feeling tells me its a good investment.

Thanks, KC Pake. Wise words. i am starting the DD and site investigation part of my venture. I have many questions re: court documents I see online. I also understand that there is more to this process on the city level. 

I see some properties that have documents labeled 'second mortgage' or other documents with other parties (not the mortgage company or HOA) filing 'liens pendens' against the property which to me is a red flag.

I am not on the city level of my DD adventure, but here i am not sure what i should look for other than open permits, fire citations and damage records. Are my 'red flag' feelings a sign I am on the right track?

I have been looking to place bids on tax deed properties. Has anyone been successful in buying these types of properties? Also, when conducting one's due diligence, what information are you looking on for the house and how are you finding information re: liens, encumbrances or title defects?

Lastly, where are you finding these properties? 

I am looking to get started this month and all your help is appreciated.
