long overdue thank you! Same here I was able to find the coding and zoning laws but same verbage and was not clear at all. 

Im back on bigger pockets after a long hiatus; trying to start up a STR from a owner occupied 2 family home with intent to advertise on furnished finder. Been getting nowhere with zoning laws found online and in the local library for Yonkers (in westchester county) as to whether any permits are needed in order to operate such a business.

Anyone in the community who is already operating STR in the Westchester county area who can share their experience with starting a STR specifically if any particular permit is needed to operate such a business out of an owner occupied residential unit? also did you create a business entity for this operation and how did you go about that?

Any help with this is much appreciated!

Congrats Marilin,

confirming that it is a 3 family on paper with the city is the way to go. Ensure you actually get that documentation; otherwise it may be worth bringing this up during negotiations for the price of the property as it will cost you in legal fees to get it done.

I suggest spending the extra money to get clearly demarcated meters for rental each unit; remember you are likely going to be responsible for heat and hot water. Even the best of tenants are not really conscious about their water use and if they are not getting a monthly bill in their name for their electric/gas use, trust me, whatever you think your charging in the rent may not be close to covering what each tenant actually uses.

you'll find that heating and water will run you a bit-especially during winter months; so you may want to rethink being responsibile for light.
