I have a unique property in S. CA. Its a condo on the beach 2 bed 2 bath with the amenities: pool, spa, fitness room. I currently live in the property and considering renting it out. The area is great for vacation rentals. The vacation rentals do well 1/2 of June, all July and 1/2 August only. I want to be able to maximize this rental. I need ideas. I have seen sights that specialize in vacation rentals. I was also thinking of about international students. I would love to be able to rent out to a few study abroad programs for their students. I think this would maximize the rent potential. Has any one done this or have experience with these ideas or have further suggestions.

For example on electronic rent pay sites, there is a due date and amount. If the tenet is paying late the site will automatically add the late fee and the site will not accept a partial payment. The tenet will have to pay the entire amount.

I don't mind paying the fee it is just $1-3 dollars and if they are late it charges them automatically. I was wondering if any one has had and experience good or bad or advise.

What are preferred ways of electronic rent collection. Bill pay where renter has your account number and routing number or using a electronic service. There is a small fee and a middle man.
