Thanks for all the great suggestions. The property is for one week in the market with 3 applicants and 8 contacts, couple tours from Zillow but they do not meet the standards, or the applicants applied but did not respond after that, ghosting. I may consider 4-5% reduction but was not sure if I need to wait more than a week to reduce or not.

How long after posting your rental property on Zillow etc do you decide to reduce the price? What are the considerations? Consider the current asked price is normal price or maybe a just a bit above the norma rent price but better quality for that area. Currently there are 3 applications but not promising yet.

Thanks Colleen! There are some assignments for me to work on then. 

first time landlord. Where do you get your lease agreement template? Do you add any new condition to it? Any term from HOA document that needs to be added to the lease agreement?
