Post: Plumbing issues. What would you do?

Thank you, all for your responses! Apologize for the delay in response. The camera was sent down the pipe and found the issues. It turned out, it was more than just a clog. Some pipes are not properly connected and disconnected. water was just draining under the house. The seller did not disclose this malfunctioning plumbing or this was disclosed on the inspection report. Is this something I can report to the seller or the inspector? It's roughly $5500 to fix them all. Any input would be appreciated!

Hi all!

I have long-term rental properties in Waco, Texas that have been producing a good cash flow. One of them started to have some plumbing issues. 2 cloggings over the last 5 weeks. I have a local management company manage the house (single family) and here's what they said:

"The backups that are happening are not good. The one from last month stated that there we lots of diapers and wipe deep in the sewer line. This tenant did not do it. The backup over the weekend had trash bags in the line deep to the street. It is still not fixed. I believe that we need to send a camera down the line. It sounds line a line break."

What options do I have to investigate how to fix the issue other than contacting local plumbers?

I purchased the house about a year and a half ago. built in 1950's. If the clogging is caused by the previous tenants dumping those products over the last many years before I bought the property, could I ask the city to fix the sewer line? I guess it depends on where the clogging is? The current tenant is my second one.

I would appreciate it if anyone can give me how to go about this issue!

I do not use Excel.... or don't know how... What is the best and easiest way to manage finance?

I'm in the same boat as you except my properties are in Texas. I'm going to speak with a few professionals in the next few days. I can let you know what they say, but from what I've heard from multiple people, @Aaron Byrne is right.

I'm purchasing a fixer-upper single-family home in Waco, Texas. I'm contacting all contractors I can find online but I want to hire a good one. 

Does anyone know a good contractor in the area? 

Also, if you have any tips for fixer-upper, I would love to hear it!

I would recommend using an LLC for your property to add an additional layer of liability protection. It can be useful if the LLC is also an anonymous LLC to add another layer of insulation for you. The LLC can also provide some tax benefits such as deductions, real estate professional designation support, etc. For address, I would recommend getting a PO Box or virtual mailbox for public facing activities so you aren't disclosing your home address. You mailing address can be in CA but for a TX LLC, you will be required to have a TX registered agent (there are many services that do this). Since you are a CA resident, I would also recommend checking out the Delaware Statutory Trust as an option for entity structuring - its a good model for CA residents as it avoid the franchise tax and is scalable if you purchase additional properties.

Hi, 

This might be a very basic question. I live in Los Angeles, California and have an investment property in Texas. 
If I were to start an LLC, do I have to have an address in Texas? Or can I use an address in California?
In general, without having an office, what address do people use for their LLC??

What are the tax benefits of having an LLC?

I’d love to hear from people who are doing long distance investment and in the similar situation as me.
