I have contacted three note buyers. They stated 10% down payment 550 credit score and above, and three months seasoning. 

also can i get into note buying as a reference instead finding an end buyer? cant they find an end buyer for themselves?

this is what i want to do get a property using lease option and then resell the option using seller financing to an end buyer. hold the note for three months sell to a note buyer and collect the difference. i want to get 10% down, 7% interest rate, amortization for 20yrs, balloon payment in 5yrs of the note. do you get a property under contract using a lease option agreement and then sell the option using seller financing? also if i need to rehab a property do you get a hml? how do you factor the cost in for a hml into your bottom line?

I would like to get into seller financing. I want to purchase a property cash with hard money lending then resell the property using owner financing to an end buyer. Will hard money bite hugely into my profit.

Also how do you calculate hard money lending into your project?
