Hey BP fam! I’m relatively new to wholesaling, and I’ve been diving into the process—cold calling, direct mail, and driving for dollars. I’m lucky to have a fantastic mentor who’s been guiding me with advice and tips. So far, I’ve sent out a few mailers and gotten some responses, but nothing’s closed yet. I’d love to hear about your journey.

What's been your biggest challenge in getting your first deal? Any tips on avoiding common mistakes? I'd love to connect with other newbies or seasoned pros—maybe we can even do a JV in the future!

Hey Henrry, I appreciate your response and I think setting up a website sounds like a great strategy that I never really thought about. I have heard of Propstream and I'm glad you think its well worth the monthly charge, this is something that I will consider moving forward. 

As for Facebook, I have joined multiple groups and spend time searching marketplace but I have always wondered if I should be hesitant about reaching out to those people who are posting these homes. I am just curious if its worth messaging these people and if I do should be worried about potential scams? 

As mentioned in the initial post, I am still new to all this so any insights help!


Hey man, I get it, I'm still new too! But honestly, you have nothing to lose by reaching out. If it's a scam, you'll usually spot it quickly. And if it's not, great! Even if it doesn't work out, you'll learn from the experience and be better prepared for the next one. Closed mouths don't get fed, right? Just reach out and keep taking those shots! Let's connect and see if we can potentially do a JV together in the future.

Wholetailing is like wholesaling with a twist. You buy a property at a discount, do minimal work (if any), and then resell it quickly for a profit. Unlike flipping, you don’t do big renovations—just enough to get it market-ready for a fast sale. It’s a way to make money without doing as much work as traditional flipping.

I’m new to the real estate scene but my mentor has experience and told me that the best way to find property owners’ mailing addresses is by using tools like PropStream or BatchLeads. Because they provide updated contact info and allow you to filter for specific types of properties. But if you’re looking for a free alternative, county property records can work but take more time.
