Looking for tax related advice. If I lend money to a real estate investor friend, I would get a 1099-INT at the end of the year. Which would go as personal income in 1040. Is there any way of treating it as business income, perhaps Schedule C, so that:

1. it may be deduct expenses like wire fees, bank charges etc for this income

2. Do not want to show it as personal income and transactions going in & out of personal accounts to keep liability separate.

I have not created a LLC yet, but not sure how that would still solve the problem since it would still be considered personal income (sole proprietor). Any recommendations on how to be savvy with taxes?

Sorry to hear about your job. Been there a few times. Here's what I would do. 

1. Find out if current 401K deducts a fee on a monthly or annual basis, if you are no longer an employee or no longer contributing. 

2. If the answer is yes, then rollover all funds to Vanguard (or Fidelity). They have the lowest costs funds. 

3. If the answer is No, stay put. Find another job and then rollover the funds to new Job's 401K....that too only if you want to. if you're happy with old 401K and there's no additional fee, let the money stay there. Its ok. They can't take it away from you if you're fully vested.

 Yes, buy and hold. Residential rentals.

I am new to REI. Still learning and do not own any investment property yet. I am networking and listening to podcasts and gearing up for my 1st investment. LLC seems like a no-brainer to me to protect my personal assets. But the questions is, would a bank give loan to a new LLC which has no credit history? How does that work? I have excellent credit history. How does that tie in with the LLC situation? Any suggestions on what else I need to have (in addition to LLC) to have my ducks in a row before I buy my 1st investment property?
