Hey Brandon- I wasn't planning on using a property manager, but I think I will do some investigating in that area for a possible property manager. Looks like I would be able to buy the property for $95,000 and rented for $1,100/month. If I am able to find a good manager then I will go ahead with this, because 2 hours is a long drive especially in the winter. I also have my eyes open for properties closer to me that reach the 1% rule. Thank you for the feedback Brandon, really appreciate it. I will get that picture up soon!

Hello,
I am looking into purchasing a property to buy and hold that is a 2 hour drive away from where I live because where I currently live it is very difficult to find a property that reaches the 1% rule for monthly rent being 1% of the purchase price. However the property in this town wil exceed the 1% rule, but it is fairly far away from where I live. Does anyone have any feedback on this? Bad idea to live that far away from your property? Has a similar situation worked for anyone? Any feedback is appreciated. Thanks!
