Good evening BP community! Been several years since I was last active - been focused on my family and day job. Just wanted to re-Introduce myself and seek some guidance/info from the community.

I'm an engineer by day but my passion is investing. End goal (like many others) is to replace the W-2 income and walk away from the corporate world one day. I have two SFR properties in LA and now looking to expand my portfolio, primarily using BRRRR, in a new market. Still in research mode but I have a lot of interest in Fayetteville, NC and Augusta, GA. If any of you have some knowledge on the markets and would be willing to chat with me a bit more, I'd certainly appreciate it!

Ideally $100-$150k but willing to go up to ~$200k+. I understand the market is tough so I'm realistic that my criteria may be difficult but that's the reason I'm looking for a solid professional.

Hi all,

I live in Louisiana and I'm looking to buy a vacant lot, build a house and sell it. I do not have my contractors license so I would be "self contracting" the work. LA law allows individuals to build there own homes without a license and can repeat the process 1 year after they have "established occupancy" of the house.

My questions for BP members are:

1. What is required to establish occupancy? Anything other than the piece of paper receivers when final inspections, etc. are completed?

2. What kind of tax implications are encountered with this strategy?

3. If you've had this experience, what went well and what failed?
