Hello,

I wanted to know if anyone had any advice for aquiring loans for under 58K. I am actually looking in the 30K to 40K price range. I will be using the cash to purchase rental properties. The banks wont go that low.

Hello Everyone,

I recently purchased my first rental property. I am now working on closing on my second rental property. I wanted to know if inspections where tax deductible. Also, I am removing the carpet and doing some renovations. Is this tax deductible as well. I am currently looking for a CPA that works with investors and knows the ins and outs.

Does anyone have any reccomendations on how to file the LLC. Here is one problem, I am in the military. I have purchased one property in NC. However, I am looking to purchase more properties in MO. Does anyone have an idea of what state to file in. Also has anyone used legal zoom?

Thanks for your advice. I have completed the purchase of my first property. I am currently working the details of my second property. I know I can afford to purchase three properties this year. Four will be a stretch. I wanted to know if you could impart some adivce, I will run out of cash for down payments etc. This will drastically slow down the time I can purchase properties.

Hello Everyone,

I am totally new to Real Estate Investing. I am looking to buy houses and rent them out. Currently, I am looking at buying homes that have current tenants. Is that a good strategy. One hurdle, I am having is finding out how much rent the current tenant is paying for may cash flow analysis. I really need a mentor if anyone is interested in assisting.
