@Colleen F. makes a great point. Bite the bullet this year and find something different next year. Insurance companies are out to make a profit and their prices are reflected accordingly. Sometimes they just want to get out of an area or asset type and the over inflate their premiums to do so.

In Texas they are doing 70% arv. 20% down seems a bit high for a hard money lender.

I am looking at buying a couple of acres to put some home sites on. Another builder just did the same thing. The houses start at 283 what is a profit margin for this type of build?

I have a friend that would like to build an RV park. The numbers look good. We would have to buy the land and find financing. I working on a pro forma, does anybody have any ideas for how best to go about it or rv parks in general. This would be in a very big oil area with lots of potential.

I am working on a pro forma for a master planned community. What I can not seem to find is a how to figure out what to sell the lots for. I am looking at 300 hundred acres to build house on. So around 1000 lots for development. Thanks for your help.
