Hi,

I have a few properties I purchased with cash. At this moment I don't have the option to get a conventional mortgage, but in a year from now I will have the option to that.

My question is, that if I have the option to get now a portfolio commercial loan, and one of the terms of the lender is - personal guaranty.

Will this term, will impact on my ability to get a conventional mortgage to purchase my premier residential in the future or not?

As an investor in Marion county Indianapolis, I should pay 2% property tax based on the value of the property. For some reason for all of my properties it looks that I pay almost 3%.. and all of my properties SFH . What do I miss?

I have a 720sqft property in Indianapolis.

I need to replace the floor and paint the interior house (walls, trip, 2 doors)

The contractor that I worked with him until now raised his prices dramatically and I would like to create a benchmark for me in order to make sure I'm not overpaying

I like to ask you from your experience, how much should cost installation of the vinyl floor (materials and work) for 1 sqft

And how much should cost regular interior paint: (walls, trip, 2 doors)  for 720sqft.
