Decent rent for me would be breakeven based on local rental comps. Based on what I am reading it looks like the northern suburbs have a higher appreciation potential than Austin city. Am ranking Leander as the top area to invest based on schools and other amenities. I hope that’s a good overall conclusion.

Looking for inputs and recommendations on investing in a rental property (3/4 Bd Rm Single Family House) in the northern suburbs of Austin: Leander / Round Rock / Pfluggerville. 
Which city is good for such an investment to secure decent rent and appreciation over the next 7-10 years.
