I've always gone back and forth between going direct to a listing agent and using a broker. On small purchases, I think it's useful to use a broker only because it generally makes the communication/process easier and the extra few % is not too significant. However, with larger purchases 800K +  I sometimes go direct to the listing agent, represent myself and don't take a broker fee to get a better deal. I do feel sometimes it's more difficult to get movement on deals without an agent and they take you less seriously. It's just another hurdle. 

My question is to other investors what have you done in the past and what are your thoughts on going direct vs just using the broker and paying the 3%. Thanks!

Hey Everyone- 

Curious to hear about investors' favorite areas to invest in for SFR and higher yields around Salt Lake. I've been looking into Ogden quite a bite and was curious to hear other opinions. Prices in SLC and provo have risen so quickly and the yields just aren't too exciting.

If you're looking for something like Excel that's more cloud based, I would look at AirTable. One column I added to mine that was helpful was a "Last Call Date". It turns red if the date is more than 2 weeks old reminding me (in case I forgot to add a reminder) to call the person.

Hi All, 

Can anyone recommend any CRM or tool primarily to keep track of my list of brokers? I'd like a systematic way, that's more efficient than my current excel sheet, to ensure I'm following up weekly with the same people while keeping notes etc. Thanks!
