@Megan Faulkner it's unfortunate that mediocre agents are a dime a dozen. You won't go wrong with any of the names mentioned here. 

While all agents are licensed to sell investments, and most residential agents feel qualified to help with investments, true rock star investment specialists inherently bring an extra set of skills and tools to the table. 

You won't go wrong with any of the names mentioned in this thread.

Boise investment properties are my specialty niche, particularly multi-family. I can tell you anything you need to know about how the numbers look and should look. @Jonna Weber  is the crem dela crem for single family investment properties. Shana isn't active on BP, but she was my agent before I was an agent. All three of us have local investment portfolios of our own.

Don't hesitate to speak to a couple of us, and/or come to our investment clubs and meet ups if they happen to coincide with a Boise trip. I trust negative agent experiences in Boise will history for you. Who's your favorite agent in McCall?

In some states, a reply could negatively impact, or even reset, your eviction process.

It's available! We've had multiple offers but haven't made it to close.

Why is it still/back available?

The commercial loan is a bit of an obstacle for the average 3-unit buyer who is used to conventional. The fact that it's a duplex plus a daycare also can be seen as a benefit in this market, where it's so hard to get daycare facilities approved. They re-rent quickly, but this one wants to stay. 

House is mid-century, which means aluminum windows, nice vintage kitchen. Heater is older, but price makes up for that. Roof is fine. No expensive deferred maintenance as of last week, when a huge tree was removed from out back.
