May be off topic but... I have a client in Beckley WV looking to get rid of her inherited property. Any ideas on who I can contact out there? We both live in Northern Va.

I feel like there's a subtle difference between, Rent, Rent-to-Own & lease options.

Renting of course is just that lol, renting.

Rent to own is similar to renting except in the end of their term they have the option to buy. You are still the landlord in this situation.

Lease Option is what I prefer lol! Option Fee paid upfront (5k+), monthly rent paid, buy out at the end of the lease. Only difference between this & R-t-O is they are leasing the property so you are not responsible for repairs etc & can lease the property AS-IS meaning no upfront repairs etc & the tenants are aware of such & can handle repairs as they see fit bc their ultimate intent is to buy the property. In this you can also set them up with a credit repair company to sort of "guarantee" that they'll qualify at the end of the lease. It is solely up to you as to whether you want (or need) to hire a PM.
