Dig up the owner of the house next door and buy it for what it's actually worth. If the investor who owns the one you are looking at can make it successful, you can easily do the same next door. For the actual value.

It's a residential asset, it will be appraised based on closed residential comps. So it's very unlikely that it's going to hit value when it gets appraised.

@Dustin Sanders I kinda just buy what comes up that makes sense in the markets that we pay attention to. I am sure that we will get to 10 or more STR's but it's not necessarily the immediate goal.

It took me 2 to quit my job. Now I have 8 STR's and 92 doors worth of LTR's. So very very financially independent over here. Took about 5 years of very hard work and budgeting to get here.

My team sells over 500 mil in STR's yearly in 8 markets. While the value is indirectly affected by the business that is run through it by making it more valuable to investors, @John Underwood is correct, most of the time it's going to be appraised based on residential sold comps. The performance of the property is really more dependent on the skill of the management than the property itself. Rental history is a variable. It's what one random property manager has been able to do with one random property. It's only a very small piece of the puzzle when it comes to analyzing a potential STR buy.

@Mike Kelly we have offices in 7 markets and are expanding all the time: 

Smokies in TN, Blue Ridge, Ga, Gulf Shores, AL, Galveston/Crystal Beach, TX, Emerald Coast, FL, Forgotten Coast, FL, and outside Orlando

The intro call is really more explaining how to analyze STR's as well as the differences in acquisition strategy between them and other asset classes. And we also match our clients with the best agent for them not only based on which market they are buying in, but communication and personality style. Which is why we have you hop on a zoom with me first before getting you with an agent, so that we can make sure everything goes well on all fronts. It's not like a regular real estate office. ;)
