A little late to the party/this thread, but I'm looking at Sherman and Denison as well. I'll be flying out later this week to see some properties and to network at a local RE event.

I'm no expert, but I recently closed on a property in Clovis. Newer homes are nice and there are always pros/cons to buying a brand new property. You're generally paying a premium on everything. Just my 2 cents. 


$2500 is a bit on the high side for a 3/2 and it really depends on what part of Clovis. All that said, if it's a new home there's definitely a chance to rent it at that price point.

Hi Everyone, new to this forum and looking to break into the AZ market. As I've seen in this forum and through my own research, Arizona is exploding. New tech, investments from large (and new) companies, a massive amount of people moving into the state, etc. My brother has been in AZ for over a decade and he always talks about the growth/potential in the state.  

I'm hoping to acquire a few SFH around Pheonix (Glendale, Chandler, etc.) over the next few years. If anyone has any other recommendations please let me know. I'm in the process of closing on my first rental home in Fresno CA, but redirecting my strategy to a state that's more landlord-friendly (newbie mistake I know). This is a long-term play for me and since I'll be investing from out of state I'd rather stick with SFHs, at least in the beginning.
