I am really excited to find the BiggerPockets forums.  My parents were residential builders in the 80so, and my father still has rental properties, but has not shared his know-how with me.  My husband recently retired after 30 years in the commercial drywall industry, and we are both currently registered for an AAS in Construction Management.  DH wants to go back into Project Management.  I say...buy/flip/repeat.

Here's where we're stuck.  We OWN our house (value $85Kish), own two cars (2006 van, 2012 salvage Focus) and have a $11K loan on a 2018 Nissan that we use for our delivery gig (pays the bills very well).  So no...W-2 income right now.  Between us, we run a delivery gig 7 days per week solely on the Nissan.  Also, we have an online (eBay/Mercari) business.  And we have two small children (one in private nursery school)

We feel stuck. For instance, I found a house last night for $37,000 near to us that we both thing would make a great B/R/R/R/R starter house. Our problem is...we can't find $$ to save our lives. We have CC debt that we are working on paying off. We applied for a HELOC at the beginning of the year and the bank turned us down without a second thought. I haven't had credit in 15 years, except for buying the car. DH has a less than stellar credit history...bank actually laughed. Wouldn't even negotiate. Our house is PAID FOR. And we can't find a dime for investments to save our life.

Any direction would be appreciated.
