Thank you both for the welcome, the whole reason I'm here is the community and the resources. @Mark Nolan I appreciate pointing me in the right direction. 

@Bret Emry - From the limited research I've done so far I believe we're looking at starting with wholesale and using that momentum to start fix and flips. From there I'd like us to build up enough capital to start buying properties with cash to limit expenses. The end goal is to create a portfolio of rentals and grow that. As time went on and money became an asset vs a hurtle lending and notes would come into play. 

At least that's my take so far...I could be completely off base but I don't believe I am.

Hello Folks, 

I'm Josh and I like jazz music, romantic dinners, and long walks on the beach. 

In reality I'm brand new to real estate in every way and currently unemployed!!

Before I left my job this last month my wife and I started looking at homes to purchase and that led us to start looking into real estate as a means of income. She is obsessed with "fix and flip" reality TV and I'll admit it's entertaining to watch sometimes. 

Her mother lives in Clearwater FL and has made the move over the last few years to empty her 401K and purchase property, so we have that influence as well. 

At this time I'm looking to gain some knowledge about how to break into this industry with little to no money and troubled credit. I have no doubt this is where we need to be, but I don't want to waste my time and money where I don't have to.
